How fast can my condo start earning?
Most condos go from contract to live listing in about two weeks. Ready-to-operate units move fastest; units that need furnishing take a little longer. We agree the scope and timeline in writing before any work begins.
What if I'm not in Bangkok?
Most of our owners aren't. Decisions, approvals and reporting are handled remotely, and our team is on the ground for anything physical. You track live performance and payouts from your owner dashboard, with one report a month.
Are short-term rentals legal in Thailand?
It depends on the property. Condos: stays of 30 nights or more sit outside the Hotel Act as a normal lease and suit most building by-laws, so we run them as mid-term and long-term rentals. Nightly stays in a condo are restricted. Houses and villas: nightly bookings are fine where they're registered as non-hotel accommodation and meet the safety rules. Either way, we handle the compliance: registration, juristic approvals and TM30.
What's deducted from my rental income?
From your rental income we deduct the booking channel's host fee, our management fee, your utilities (electricity, internet, building fees), and the actual running costs of the rental such as maintenance, repairs and restocking. Every item is shown in your monthly report, gross to net, with no hidden charges. Run your building through the estimator for the exact math.
Can I block dates for my own use?
With mid-term management, yes, anytime: block your dates in advance and use the condo whenever you're in town. With a long-term tenant, the unit is theirs for the lease, so own-use isn't available until it ends.
Is there a long lock-in?
It depends on the offer. Mid-term has no minimum term: it runs on a rolling basis with 60 days' notice, so if we're not the right fit you're free to leave. Long-term is a commitment to the tenancy we place: once your tenant signs, we see the lease through, with honest exits if we breach, if you sell, or before a tenant is found.
